Agenda Item Title:  Award of Guaranteed Maximum Price (GMP) Contract to Rodan Builders, Inc. for the Benjamin Bubb Elementary School, Frank L. Huff Elementary School and Edith Landels Elementary School Multi-Use Rooms and Modernization Projects Phase 2 (5 minutes)

Background: 

At the February 16, 2017 Board meeting, the Board of Trustees approved the Lease-Leaseback delivery method in accordance with Education Code 17406 for the Benjamin Bubb Elementary School, Frank L. Huff Elementary School and Edith Landels Elementary School Multi-Use Rooms and Modernization Projects.

 

Through a multi-step process, the District selected Rodan Builders, Inc. as the contractor providing the best overall value in accordance with Education Code 17406, “Lease-Leaseback” for the Benjamin Bubb Elementary School, Frank L. Huff Elementary School and Edith Landels Elementary School Multi-Use Rooms and Modernization Projects.  The Board of Trustees approved the award of the pre-construction services contract to Rodan Builders, Inc. at the April 6, 2017 Board Meeting.

 

The Board is now being asked to consider for approval a GMP contract, which includes a 7% owner-controlled construction contingency to complete the construction of Benjamin Bubb Elementary School, Frank L. Huff Elementary School and Edith Landels Elementary School Multi-Use Rooms and Modernization Projects Phase 2.  For the GMP contract amount, the contractor guarantees to complete all work as shown on the contract drawings and included in the technical specifications barring any unforeseeable conditions or owner requested changes for the GMP contract price.



Fiscal Implication:
The GMP contract amount for the Phase 2 project inclusive of the 7% owner-controlled construction contingency is $25,742,524 with all costs to be charged to Measure G. 

Recommended Action: 

That the Board of Trustees award the GMP contract and associated Site and Facilities Lease agreements for the Benjamin Bubb Elementary School, Frank L. Huff Elementary School and Edith Landels Elementary School Multi-Use Rooms and Modernization Projects Phase 2 to Rodan Builders, Inc. in the amount of $25,742,524 and authorize the Superintendent to sign the Site and Facilities Lease Agreements.
