Agenda Item Title: Award of Guaranteed Maximum Price (GMP) Contract to Coulter Construction, Inc. for the Theuerkauf Elementary School Classroom, Administration and Library Buildings-Phase 1 Project (5 minutes)

Background:
At the January 4, 2018 Board meeting, the Board of Trustees approved the Lease-Leaseback delivery method in accordance with Education Code 17406 for the Theuerkauf Elementary School Modernization Project.
Through a multi-step process, the District selected Coulter Construction, Inc. as the contractor providing the best overall value in accordance with Education Code 17406, “Lease-Leaseback” for the Theuerkauf Elementary School Modernization Project. The Board of Trustees approved the award of the pre-construction services contract to Coulter Construction, Inc. at the March 1, 2018 Board Meeting.
The Board is now being asked to consider for approval a GMP contract, which includes a 10% owner-controlled construction contingency to complete the construction of Theuerkauf Elementary School Classroom, Administration and Library Buildings-Increment 1 Project. For the GMP contract amount, the contractor guarantees to complete all work as shown on the contract drawings and included in the technical specifications barring any unforeseeable conditions or owner requested changes for the GMP contract price.
Fiscal Implication:
The GMP contract amount for Classroom, Administration and Library Buildings-Increment 1 Project inclusive of the 10% owner-controlled construction contingency is $6,875,029 with all costs to be charged to Measure G.
Recommended Action:
That the Board of Trustees award the GMP contract and associated Site and Facilities Lease agreements for the Theuerkauf Elementary School Classroom, Administration and Library Buildings-Increment 1 Project to Coulter Construction, Inc. in the amount of $6,875,029 and authorize the Superintendent to sign the Site and Facilities Lease Agreements.
